Rental homes in Eindhoven

Noord-Brabant · 266 homes in the current listings

Eindhoven is the beating heart of the Brainport region. The city attracts large numbers of international knowledge workers to companies such as ASML, Philips and the start-ups on the High Tech Campus, and it also has a sizeable student population thanks to TU Eindhoven and Fontys. That combination puts the rental market under serious pressure: supply in the private (free) sector is scarce, and furnished homes for expats are snapped up fast.

Renting in Eindhoven is on average cheaper than in the cities of the Randstad, but sustained demand keeps pushing prices up and good homes are often gone within a few days. HuurScanner gathers listings from dozens of rental sites and agents in one place and sends an instant alert the moment something new appears, so you no longer have to trawl through countless separate websites and can be among the first to respond, even while searching from abroad.

Popular neighbourhoods in Eindhoven

Eindhoven has seven districts with very different characters, from the buzzing centre to quiet, green residential areas.

  • Centrum and the Stationsdistrict — plenty of new-build apartments, close to nightlife, shops and the station; popular and relatively expensive.
  • Strijp (Strijp-S and Strijp-R) — the former Philips grounds, redeveloped into a trendy residential and creative quarter; a favourite among young professionals and expats.
  • Tongelre and Villapark — green and full of character, with more spacious homes, sought after by families.
  • Stratum and Gestel — varied neighbourhoods with good value for money, close to the centre.
  • Woensel (Noord) — the largest district, with a lot of post-war housing and the most affordable apartments, and well connected.
  • Meerhoven (near Eindhoven Airport) — modern new-build with roomier homes, popular with expats who want to live close to the High Tech Campus or the airport.

The High Tech Campus lies on the south side of the city; people who work there often look at Gestel, Stratum or the neighbouring municipality of Veldhoven for a short commute.

Rental prices in Eindhoven

Eindhoven is on average more affordable than the big Randstad cities, but Brainport demand is driving prices up. In the private (free) sector, rents for an apartment run roughly between € 1,000 and € 1,700 per month, depending on neighbourhood, size and condition. Studios and small one-room apartments often start around € 800 – € 1,150; furnished expat homes are clearly higher.

For social housing (below the rent-control threshold), registration goes through Wooniezie, the regional allocation system for the Eindhoven and De Kempen area. Waiting times are long, often several years, so anyone who needs a home quickly usually ends up in the private sector. For students and knowledge workers with a short horizon, that is almost always the reality.

When comparing, look at the service charges on top of the basic rent, and check whether the home is let unfurnished, part-furnished or fully furnished; for expats, furnished is common and therefore pricey. Since the Affordable Rent Act (Wet betaalbare huur, 2024), the points system (WWS) has been extended to the mid-market segment, so more homes now have a capped maximum rent. Not sure whether the rent is fair? Run a rent check with the Huurcommissie (Rent Tribunal). Also bear in mind that the deposit may be no more than two months' basic rent, and that a tenant should not have to pay any agency (mediation) fees.

Finding a rental home in Eindhoven faster

In a market where good homes disappear within days, preparation and speed make the difference:

  1. Set up a search profile with your preferred neighbourhood, maximum rent and minimum number of rooms, so you only receive relevant alerts.
  2. Respond in full and immediately. Keep a short introduction message, a recent payslip or employer's statement, and a copy of your ID (with your BSN masked) ready. New to the Netherlands? An employment contract or a letter from your employer helps.
  3. Be reachable. Viewings are often scheduled at short notice; those who respond straight away get seen sooner.
  4. Widen your search area to Woensel or surrounding municipalities such as Veldhoven, Best, Geldrop and Nuenen — roomier and more affordable, with short commutes to the campus and the centre.

With HuurScanner you see the combined supply of all the major rental sites in Eindhoven in a single overview, and you get an alert the moment something new appears. That way you are one of the first to respond, even when searching from abroad.

Frequently asked questions about renting in Eindhoven

How hard is it to find a rental home in Eindhoven?

Eindhoven's rental market is tight, driven by the Brainport region with companies like ASML and Philips and a large student population. Good private-sector homes, especially furnished ones, are often gone within a few days. Responding quickly with a search profile and instant alerts improves your chances.

What does a rental home cost on average in Eindhoven?

In the private sector you pay roughly € 1,000 to € 1,700 per month for an apartment. Small studios start around € 800 to € 1,150. Furnished expat homes are higher. The price depends on neighbourhood, size and furnishing.

Which neighbourhoods in Eindhoven have the most affordable rentals?

Woensel, the largest district in the north, generally offers the most affordable apartments. Parts of Stratum and Gestel also offer good value for money and lie close to the centre.

What is the waiting time for a social rental home in Eindhoven?

Social housing runs through Wooniezie, the regional housing allocation system. Waiting times are long, often several years. Anyone looking for housing at short notice is therefore usually dependent on the private sector.

Is Eindhoven a good place to rent as an expat or knowledge worker?

Yes, Eindhoven is strongly geared towards international employees of the Brainport region. There is plenty of furnished supply, especially in Strijp, the centre and Meerhoven near the High Tech Campus. These homes do go fast and are relatively pricey, so instant alerts are valuable.

How does HuurScanner help with searching in Eindhoven?
