Privacy Policy

HuurScanner (huurscanner.nl) is a search platform for rental homes that allows you to find rental homes throughout the Netherlands quickly and clearly. We attach great importance to the protection of your personal data and process it in accordance with the General Data Protection Regulation (GDPR/AVG). In this privacy policy we explain which data we process, why, with whom we share it and what rights you have. Dutch law applies to this privacy policy and to the processing of your personal data.

2. Which data do we process?

Depending on how you use HuurScanner, we process the following categories of personal data:

• Account data: your name and e-mail address.
• Password: is never stored in readable form, but is kept exclusively encrypted/hashed.
• Search preferences & saved searches: such as city, price range and number of rooms.
• Favourites: homes you have saved.
• Alert settings: your preferences for e-mail alerts.
• Subscription status: whether you have a free or Premium account, your subscription status and its renewal.
• Technical data: IP address, browser type and version, device information and log files that are automatically generated when using our website.

3. Why do we process your data?

We only process your personal data for specific purposes and on the basis of a valid legal ground under the GDPR:

• Performance of the agreement (art. 6(1)(b) GDPR): creating and managing your account, displaying rental homes, processing your subscription and providing Premium functionalities.
• Consent (art. 6(1)(a) GDPR): sending e-mail alerts based on your searches. You can withdraw this consent at any time.
• Legitimate interest (art. 6(1)(f) GDPR): securing, improving and analysing our service, fraud prevention and ensuring the proper functioning of the platform.
• Legal obligation (art. 6(1)(c) GDPR): complying with administrative and fiscal retention obligations, for example for invoices.

4. Payment data (Premium)

For Premium (a monthly subscription of €14.99 per month) we use Stripe as our payment processor. When you pay your first instalment via iDEAL, a SEPA Direct Debit mandateis set up so that subsequent months are collected automatically. Stripe processes your payment data, such as card or bank details, and acts in this respect as an independent controller for the payment transaction.

HuurScanner stores no full card details or card numbers . From Stripe we receive only the information necessary to manage your subscription, such as the subscription and payment status, the invoice amount and relevant transaction data. For more information about how Stripe processes data, we refer to Stripe's privacy policy. For SEPA direct debit and fraud prevention we also ask for your name and address at checkout; we share these billing details with Stripe.

5. Sharing with third parties

We never sell your data to third parties. We share personal data only with service providers who help us deliver our service, and only insofar as that is necessary:

• Stripe: for processing payments and managing subscriptions (see section 4). This also includes sharing your name and address as billing details.
• Resend: our e-mail provider for sending verification e-mails, password recovery and e-mail alerts.
• Hosting provider: for hosting and running our website and servers.

Where required, we conclude data processing agreements with these parties, so that your data is also protected with them. When data is processed outside the EU/EEA, we ensure appropriate safeguards (such as the standard contractual clauses of the European Commission). Our contact form is processed via FormSubmit (formsubmit.co).

6. Retention periods

We do not retain your personal data longer than necessary for the purposes for which it was collected. In principle, we retain your account data for up to 2 years after your last login, after which we delete or anonymise it. When you delete your account yourself, we delete or anonymise your data within a reasonable period. We retain invoicing data longer in accordance with the fiscal retention obligation when we are legally required to do so.

7. Security of your data

We take appropriate technical and organisational measures to protect your personal data against loss, misuse and unauthorised access. For instance, we transmit data via an encrypted (HTTPS/TLS) connection and passwords are stored exclusively in hashed form, so that they are never readable — not even by us. Payment data is securely processed by Stripe.

8. Cookies

HuurScanner uses minimal, functional storage that is necessary to make the website work and to keep you logged in. We do not use this storage for tracking or advertising purposes. More information about which cookies and local storage we use can be found in our cookie policy.

9. Your rights

Under the GDPR (art. 15 to 22) you have the following rights with regard to your personal data:

• Right of access: to request which data we process about you.
• Right to rectification: to have incorrect data corrected.
• Right to erasure: to have your data erased ("right to be forgotten").
• Right to object: to object to certain processing.
• Right to restriction: to have the processing of your data restricted.
• Right to data portability: to receive your data in a commonly used format.
• Right to withdraw consent: for example for e-mail alerts, without this invalidating earlier processing.

Do you wish to exercise one of these rights? Then send an e-mail to privacy@huurscanner.nl. We respond within the statutory period. To protect your identity, we may ask for additional verification.

10. Minors

HuurScanner is not intended for persons under the age of 18. We do not knowingly collect personal data of minors. If you are under 18, please do not use our service. If we discover that we have processed data of a minor, we will delete it as soon as possible.

11. Filing a complaint

Do you disagree with how we handle your data? Then please first contact us via privacy@huurscanner.nl, so that we can resolve it together. In addition, you always have the right to file a complaint with the Dutch supervisory authority, the Dutch Data Protection Authority.

12. Changes to this policy

We may amend this privacy policy from time to time, for example in the event of changes to our service or to legislation. In the event of significant changes, we will inform you by e-mail. You will always find the most current version on this page, with the effective date at the top. We recommend that you consult this policy regularly.
